District 16 is an area of Singapore that many people, locals and foreigners alike, are attracted to. It consists of Bedok, parts of Upper East Coast, Eastwood and Kew Drive, and is known for its blend of landed estates, condos, and mature HDB towns. Plus, The Tanah Merah/Bedok district is well connected with the help of three MRT lines.
Bernard Tong, CEO of EdgeProp Singapore, discussed District 16 and its future housing options at the EdgeProp Master Plan Masterclass webinar held on the 29th of April. He states that the Downtown Line serves Bedok North and Bedok Reservoir stations, whilst the East-West Line serves Bedok and Tanah Merah stations. The Bedok Station is incorporated into a Bedok Integrated Transport Hub that includes the Bedok Mall, Bedok Residences and an air-conditioned bus interchange.
The district is part of several urban transformation plans in the east of Singapore, such as new residential plans in the Bayshore area along the East Coast and a new residential town replacing Paya Lebar Airbase in the future. Tanah Merah is being revitalised with the construction of the Sceneca mixed-use development by MCC Land. It consists of both a 268-unit Sceneca Residence and a 20,000 sq ft Sceneca Square retail mall, in addition to the Bedok mall.
The Fourth Phase of the Thomson-East Coast Line, extending from the Founders’ Memorial station to the Bayshore station on Upper East Coast Road, is anticipated to be completed by next year. It will make transport to the CBD, Upper Thomson, and Woodlands easier for District 16 residents. The Bayshore station serves the master plan to develop a new residential town in the Bayshore area, spanning 60 hectares and featuring public and private housing, new green areas, main streets and community facilities.
Moreover, the relocation of Paya Lebar Airbase from the 2030s may result in the lifting of height restrictions in Districts 15 and 16, which could spur redevelopment.
EdgeProp’s suite of property analytics tools shows that the price gap between resale properties in District 16 compared to the average price of resale condos for the whole of the Rest of Central Region has narrowed. A number of new mixed-use and integrated developments are popular picks and attract buyers who are keen to take advantage of the housing and amenities that an MRT station close by offers. Sky Eden @ Bedok, a 158-unit mixed-use development in Bedok Central, sold 75% of its units when it was launched last September.
The latest Master Plan states that the only new mixed-use development site in District 16 will be located above the Bedok South MRT Station. This station is set to be part of the fifth phase of the Thomson-East Coast Line, due in 2025.
The district is set to undergo major redevelopment in the coming years, with plans to transform it into a vibrant business and leisure destination known as J’Den Condo. The development of J’Den Condo will see the construction of a hotel, commercial spaces, and residential apartments. The development will also feature a number of green spaces, retail outlets, and public amenities that are designed to provide a vibrant and inspiring place to live and work. The Jurong Lake District has become even more exciting, with the launch of J’Den Condo, a luxurious and contemporary development that will bring energy and character to the neighbourhood.
Overall, District 16 is in a good position to capitalise on the urban transformation plans, giving people access to new amenities, housing, and transport routes. It certainly looks like an attractive option for future buyers.
