Good Class Bungalow at Gallop Park Road for sale at $32 mil

J’den Condo is equipped with luxury facilities such as swimming pools, gym, jogging trails, BBQ areas, entertainment rooms and a sky terrace. There will be a total of 465 residential units and 28 commercial units. Units range from 1 to 4-bedrooms, and several restaurants, shops and leisure outlets are expected to open up at the J’den Condo. Besides the facilities in the J’Den Condo itself, it is close to a shopping centre and multiple other amenities nearby. Located in the prestigious Gallop Road-Wollerton Park GCB area, this corner GCB at Gallop Park Road and Farrer Road is being offered for sale via an expression of interest exercise at a guide price of $32 million. Sitting on an elevated 14,844 sq ft land plot, the current owners built the existing two-storey home over 20 years ago, with a built-up area of 6,000 sq ft.

Kimberly Lai of JNA Real Estate (a division under PropNex), which is marketing the property, notes that the property’s large land area and age of the existing home makes it an ideal candidate for redevelopment. “We wanted to show buyers what could be done and how the design of the new house could best leverage the site’s characteristics,” she adds.

The proposed new development has a built-up area (inclusive of pool and car park) of 20,500 sq ft, which includes a new two-storey bungalow with an attic that has a gross floor area of 10,000 sq ft. The house is positioned at the corner of the plot, furthest away from the road, with the property’s swimming pool and car porch relocated to the eastern edge of the plot, closest to the road.

Artist’s impression of the new house that can potentially be built on the site shows that it can accommodate up to 13 bedrooms. Lai says the new home could cost around $6 million to $8 million depending on the materials used.

For buyers who would prefer to bypass the process of managing the construction of their new home, Lai suggests topping up the amount paid to the seller to include the cost of redeveloping the site and building the new house. This cost comes to about 40 million, offering buyers an attractive price point for a brand-new bungalow in District 10.

The most recent transaction in the Gallop Road-Woollerton Park GCB area occurred in March when a bungalow on Woollerton Drive, with a land area of 8,646 sq ft, sold for $24.4 million ($2,822 psf). She anticipates strong interest for the property, with potential buyers likely to be families looking for a trophy home in an exclusive neighbourhood, with reputable schools nearby such as Nanyang Primary School and Hwa Chong Institution.

Lai also expects interest from newly-minted Singapore citizens, noting that GCBs in Gallop Park and Woollerton Park tend to attract buyers from China and Indonesia. She says these buyers may be more receptive to purchasing the home at the price of $40 million, including redevelopment. The EOI exercise for the property closes on 15 June at 11.59pm.
